Located just a short distance from Sandton, the Baragwanath Reno project demonstrates how a thoughtful renovation can transform a modest single-story bungalow into a spacious and functional modern family home. Instead of moving to a larger property further from the city, the homeowners made the strategic decision to invest in their existing home, optimising its layout and adding a new first-floor level to accommodate their growing family’s needs.

This renovation highlights the value of adaptive design, maximising what already exists while introducing new elements that enhance comfort, functionality, and presence.

Baragwanath Reno: Expanding Upwards

The most significant change in the Baragwanath Reno was the addition of a new first floor. By building upwards, the home gained substantial living space without compromising the size of the plot or the garden area. This level was designed to serve as the family’s private retreat, with all bedrooms located upstairs alongside a communal PJ lounge.

This approach not only provided each family member with their own dedicated space but also introduced an informal gathering area where the family can connect away from the main living areas. The upstairs addition ensured that the home could grow with the family while retaining its central location close to Sandton.

Reconfiguring the Ground Floor

While the first floor created much-needed bedroom space, the ground floor was reconfigured to better serve both family life and day-to-day functionality. The renovation included:

  • Staff accommodation, ensuring practical support for the household.
  • A guest bedroom, allowing visitors to stay comfortably with privacy from the main family bedrooms upstairs.
  • A playroom, dedicated to the children and positioned to encourage play without disrupting other living areas.
  • A lounge and dining room, designed as central family spaces for both relaxation and shared meals.
  • A breakfast room, offering an informal dining space that fits seamlessly into the flow of daily life.

This thoughtful reorganisation of the ground floor meant that every part of the home was purpose-driven, with spaces tailored to the family’s routines and lifestyle.

Baragwanath Reno: Creating a Welcoming Entrance

One of the challenges of the original bungalow was its hidden front door, which lacked presence and made the home feel closed off. As part of the Baragwanath Reno, a new entrance was introduced. 

By repositioning and redefining the entrance, the renovation gave the home a welcoming face to match its newly expanded interior. 

Balancing Growth and Location

Rather than uprooting their family and moving further away to find a larger house, they chose to adapt their current home. This choice enabled them to retain the convenience of city access while creating a spacious home that suited their growing family.

The Baragwanath Reno illustrates how renovation can be an effective alternative to relocation, especially in well-situated suburbs where available plots are limited and property values are high.
